An undersized mini split doesn't just struggle in July — it runs nonstop trying to catch up, spikes your power bill, and burns out years early. Oversized isn't a free pass either: it blasts cold air, shuts off before it actually pulls the humidity out of the room, and leaves you with a space that's cold but still clammy. Choosing the wrong size is one of the most common — and costly — mistakes HVAC buyers make. Here's how to size it right.
The Basic Rule: BTU per Square Foot
Start with square footage. A general rule of thumb:

Factors That Increase BTU Needs
- High ceilings (above 9 ft): Add ~10% per additional foot of ceiling height.
- Poor insulation or older construction: Add 10–20% to your base estimate.
- South- or west-facing rooms with large windows: Add 10–15% for solar gain.
- Hot climates (IECC Climate Zones 1–2): Size toward the upper end of any range.
- Open-plan spaces connected to adjacent rooms: Account for the full connected square footage, not just one room.
Factors That Decrease BTU Needs
- Well-insulated newer construction: You may be able to size at the lower end.
- Shaded rooms with minimal windows: Reduce by ~10%.
- Cool climates (Climate Zones 5–7): Heating load may drive sizing more than cooling load.
Multi-Zone Considerations
If you're conditioning multiple rooms, each zone gets its own head unit sized independently. The outdoor unit (condenser) must be rated to handle the combined load of all active indoor heads — this is where a lot of DIY multi-zone projects go wrong, since it's easy to size each head correctly and still undersize the condenser. Most multi-zone condensers allow simultaneous operation at partial capacity per head — confirm this in the spec sheet before buying.
Quick Sizing Example
1,200 sq ft open living/dining area, 10-ft ceilings, south-facing windows, Miami/South Florida (IECC Zone 1–2):
- Base: 24,000 BTU (for 1,000–1,500 sq ft)
- Ceiling adjustment: +10% → 26,400 BTU
- Solar gain: +12% → ~29,500 BTU
- Hot-climate zone: size toward the upper end of the range
- Round up to nearest standard size: 36,000 BTU (most manufacturers don't offer a 30,000 BTU step, so this is the next standard capacity up)
